Summary: The Building Maintenance Inspector role involves providing technical support for property maintenance within a local authority in South-West London. The position requires managing a patch of approximately 2,300 properties and performing various inspections and administrative tasks related to repairs and maintenance. The role is initially office and site-based, transitioning to a hybrid model after training. This temporary position is expected to last for three months with the possibility of extension.
Key Responsibilities:
- Provide technical support for routine and non-routine repairs.
- Ensure efficient processing of void properties within specified timescales.
- Investigate and respond to repair and maintenance correspondence.
- Prepare and issue repair orders, assist administrative officers, monitor additional works, and conduct risk assessments.
- Perform pre- and post-work inspections, validate invoices, and ensure timely contractor payments.
- Prepare referral forms for major works schemes, gather details, and estimate costs.
- Coordinate competitive quotations and draft technical specifications for minor works.
- Respond to tenant and leaseholder repair requests, approve works, and provide documentation.
- Assess home conditions and prepare recommendations for external decoration programs.
- Use council-operated computer systems, ensuring accurate information.
- Provide technical condition surveys and repair cost estimates for other departments.
- Report on insurance claims, liaise with assessors, prepare specifications, and assess technical reports.
- Ensure contractor compliance with Health and Safety regulations, liaise with safety advisors and inspectors.
- Understand and fulfill duties related to child protection and safeguarding, and be aware of responsibilities under MARAC for domestic abuse.

- Experience in building maintenance and property inspections.
