The Role
Reporting to a visiting Contracts Manager, you will be the No.1 Site Manager on site and responsible for the day-to-day management and delivery of the project from start to completion.
The new annexe will be constructed using a timber frame structure and will involve managing all associated trades and packages, including the timber frame erection, brickwork, joinery, Mechanical & Electrical installations, internal trades and associated external works.
The existing hotel will remain fully operational throughout the project, so you will be responsible for ensuring the construction works are carefully managed around a live hotel environment, with particular consideration given to Health & Safety, access, deliveries, noise, site logistics and minimising disruption to hotel staff and guests.
You will be responsible for coordinating all subcontractors, monitoring the construction programme and ensuring the project is delivered safely, on programme and to the required quality standards.
Responsibilities
- Deliver the project safely from start through to completion
- Day-to-day management and coordination of all subcontractors on site
- Manage the timber frame structure, brickwork, joinery, M&E, internal trades and external works
- Manage construction activities alongside a live and operational hotel
- Manage and monitor the construction programme and sequencing of trades
- Organisation and coordination of subcontractors, materials and deliveries
- Carry out small take-offs for packages including joinery and brickwork
- Monitor progress and ensure works remain on programme
- Ensure works are completed to the required quality standards
- Ensuring compliance with the Health & Safety Management Plan
- Keeping accurate site records including subcontractor attendance and progress
- Liaising with the visiting Contracts Manager regarding progress, programme, commercial matters and any issues arising on site
- Ensure the project is completed safely, on time and to the required standard
About You
- You must have previous experience working on hotel construction projects and be able to provide references or clearly demonstrate previous experience successfully managing similar projects from start through to completion.
- You will need to be confident acting as the No.1 Site Manager and taking full responsibility for the day-to-day running and delivery of the project.
- Experience managing construction projects within or alongside a live hotel environment would be highly advantageous, as the existing hotel will remain operational throughout the works.
- Previous experience managing timber frame construction would also be advantageous, along with a good understanding of brickwork, joinery, M&E installations, internal trades and external works.
- You must be commercially aware and confident carrying out small take-offs for subcontract packages, particularly joinery and brickwork.
- Previous hotel construction experience is essential
