The Role

We are seeking an experienced and commercially astute Senior Quantity Surveyor to manage the financial and contractual delivery of premium construction and interior fit-out projects across Central London.

In this role, you will hold full commercial responsibility for high-specification projects, ensuring maximum profitability and strict budget control while maintaining the exceptional standards of quality our clients expect.

About the Projects

You will be commercially managing complex, high-end schemes that mirror the standards of industry-leading specialist contractor.

The portfolio spans: High-end commercial and luxury residential interior fit-outs.

Specialist architectural carpentry and bespoke joinery packages.

Full-service design and build projects acting as Principal Contractor.

Complex packages incorporating integrated M&E and high-spec architectural finishes.

Key Responsibilities

  • Commercial Management: Oversee the full commercial lifecycle of projects from inception to final accounts, maximizing margin and protecting cash flow.
  • Procurement & Subcontractor Management: Lead the procurement of specialist subcontractors (particularly carpentry, joinery, and finishing trades), including scope definition, vetting, and setting up robust contract agreements.
  • Variations & Change Control: Identify, price, negotiate, and agree on variations with clients and subcontractors promptly.
  • Cost Reporting: Produce accurate monthly Cost Value Reconciliations (CVRs), cash flow forecasts, and commercial reports for the senior management team.
  • Contract Administration: Administer main contracts and subcontracts diligently (typically JCT or NEC suites), managing risks, extensions of time (EOTs), and loss and expense claims if required.

Required Skills & Experience

  • A proven track record as a Senior Quantity Surveyor within the UK market, specifically handling high-end fit-outs, refurbishment, or specialist joinery/carpentry packages.
  • Excellent technical understanding of joinery/fit-out drawings, manufacturing processes, and installation complexities.
  • Strong contractual knowledge (particularly JCT forms of contract) and experience operating under a Principal Contractor framework.
  • Exceptional negotiation, communication, and relationship-building skills to manage high-net-worth clients and main contractors.
  • Relevant qualifications (BSc in Quantity Surveying or equivalent experience).
  • MRICS is a plus but not essential.

What We Offer

  • Rate: £370 - £400 per day (Depending on Experience).
  • IR35 Status: Assessed and confirmed as Outside IR35.
  • Location: Based in Central London with a mix of site and office presence.
