ROLE DESCRIPTION M_A/D Architects is seeking an experienced residential contractor to enter a profit-share JV agreement for the construction of a new-build 3-bedroom detached house in the Wolverhampton (West Midlands) area. This is a fully architect/owned-led project with planning approval secured and SIPs system supply already confirmed.
Project Overview
- New-build 3-bedroom detached dwelling
- Architect-led design & delivery
- MMC / SIPs construction methodology
- Drawings available for general reference
- Target construction commencement: Q1 2026
- On-site programme: 6–8 months
- A pipeline of additional JV projects with the right partner
- Part of a future “build-to-rent” development portfolio envisioned by the architect/owner
JV Structure and Contractor Responsibilities: This is not a traditional paid contracting role. It is a joint venture requiring:
- Financing and delivering the construction works
- Financing all pre-construction requirements , including:
- Discharge of planning conditions
- Building Regulations compliance package
- SIPs and structural engineering coordination
- Technical design support and warranty documentation
- Associated professional and statutory fees (These costs form part of the capped development budget and are reimbursed upon completion)
- Providing labour, materials, subcontractors, and site management
- Working within a pre-agreed cost framework
- Entering into a JCT contract with M_A/D Architects representing the client/landowner
- Supplying a performance bond for programme and cost assurance
EXIT RETURNS: Full recovery of construction costs and all pre-construction costs (via sale/refinance upon completion) Share of project profit upon completion Priority access to future JV opportunities in the emerging BTR portfolio Strengthened long-term collaboration with architects and project pipeline First right of refusal on the next JV project Full details including valuation documents will be shared with shortlisted contractors.
