Project Manager - HMP Lancaster

Posted Today by Hays Specialist Recruitment Limited

Your new company

You will be working with a major contractor delivering a programme of construction and project works within a live, secure environment at HMP Lancaster Farms.

The projects team is responsible for taking individual construction packages from initial scope and pricing through procurement, delivery and ultimately completion.

Your new role

As Construction Project Manager, you will take ownership of individual construction projects from the early stages through to completion.

This is not purely a site management role.

You will need to be comfortable looking at a scope of works, understanding what is required, estimating and pricing the job, putting together the right subcontract packages and then managing those subcontractors to deliver the works.

You will be responsible for:

  • Reviewing scopes, specifications and proposed works
  • Estimating and pricing construction projects
  • Producing cost build-ups for labour, materials and subcontract packages
  • Obtaining subcontractor quotations and assessing costs
  • Procuring and appointing the appropriate subcontractors
  • Planning and programming works from start to finish
  • Coordinating multiple trades and subcontractors on site
  • Managing construction delivery against programme and budget
  • Monitoring health & safety, quality and site standards
  • Managing variations and changes to the works
  • Liaising with internal teams, subcontractors and key stakeholders
  • Managing snagging and completion
  • Taking responsibility for final project handover

Projects will vary in size and scope, so you will need to be comfortable managing the full construction lifecycle rather than simply overseeing works once they reach site.

What you'll need to succeed

You will need a strong construction background and previous experience delivering building or refurbishment projects.

Most importantly, you must be able to take a project from an initial scope and work out what is required, price it, organise the subcontractors and deliver it through to completion.

Ideally, you will have:

  • Previous experience as a Construction Project Manager, Contracts Manager or experienced Site Manager
  • Strong construction estimating and pricing experience
  • Experience producing cost build-ups and obtaining subcontractor quotations
  • Experience procuring and managing subcontractors
  • Good commercial understanding of construction projects
  • Experience managing projects from pre-construction through to handover
  • Strong planning and organisational skills
  • SMSTS
  • CSCS
  • Good health & safety knowledge
  • Strong communication and stakeholder management skills

Previous experience working within prisons, MOD, healthcare, education or other secure/live environments would be beneficial, although the key requirement is a solid construction background with the ability to commercially and operationally manage a job from start to finish.

What you'll get in return

This is an opportunity to join a busy projects team delivering construction works within a secure environment, with responsibility for projects from the initial pricing stage right through to final handover.

If you're a Construction Project Manager who can estimate the works, price the job, appoint the right subcontractors and then manage delivery on site, this could be a strong long-term opportunity.
