Summary: The Passive Fire Protection Project Manager will oversee the design, commercial aspects, and delivery of passive fire protection packages for high-profile infrastructure and rail projects in London. This hands-on role requires managing projects from design coordination to site delivery and commercial close-out, ensuring compliance with fire safety standards. The position demands strong leadership and stakeholder management skills, along with a proven background in passive fire protection. The successful candidate will work closely with various teams and subcontractors to deliver projects effectively in complex environments.
Key Responsibilities:
- Lead delivery of passive fire protection packages across multiple assets/projects
- Manage design coordination to ensure compliance with tested details, fire strategies, and British Standards
- Administer contracts under NEC (NEC3/NEC4), including: Compensation Events, Early Warnings, Applications for Payment
- Oversee programme, cost, and resource management (CVR, Earned Value, planning)
- Coordinate with subcontractors and internal teams across MEP, structural, and fit-out trades
- Ensure all works meet FIRAS / ASFP standards and successfully pass audits
- Provide technical solutions for firestopping, fireboarding, and intumescent coatings
- Manage QA, inspections, and assurance processes
Key Skills:
- Proven experience in Passive Fire Protection / Firestopping
- Background as a Project Manager, Contracts Manager, or Senior Engineer
- Strong knowledge of: Compartmentation and fire strategy drawings, Tested details and certification, Structural steel fire protection and penetration sealing
- Experience working with systems/products such as Rockwool, Promat, Hilti, FSi, British Gypsum, Sherwin Williams (or similar)
- Strong understanding of NEC contracts
- Experience on rail, tunnelling, or heavy civils projects (e.g. HS2, London Underground, infrastructure)
- Strong leadership and stakeholder management skills

The Role
We are seeking an experienced Passive Fire Protection Project Manager to join a growing specialist contractor delivering high-profile infrastructure and rail projects across London.
You will take ownership of the design, commercial, and delivery of passive fire packages, working across structural steel, MEP penetrations, and compartmentation within complex live environments.
This is a hands-on role managing projects end-to-end, from design coordination through to site delivery and commercial close-out.
