Summary: The Maintenance Surveyor role involves supporting a Housing Association's Repairs & Maintenance service in East London. Key responsibilities include conducting inspections, managing contractor performance, overseeing budgets, and ensuring compliance with regulations. The position requires strong technical skills and the ability to maintain excellent customer satisfaction while managing complex repairs and new developments. This is a temporary contract position with a focus on delivering high-quality outcomes in social housing maintenance.

Key Responsibilities:

  • Deliver an effective regional surveying service covering responsive repairs, voids, cyclical works, disrepair and complex repairs
  • Carry out diagnostic inspections, surveys and technical reports with accurate post-inspections
  • Manage contractor performance on site, ensuring works are completed on time, to standard and within budget
  • Control revenue and capital spend (circa £2m per patch), reviewing invoices and challenging costs where required
  • Manage insurance claims including inspections, decants and liaison with loss adjusters
  • Lead on legal disrepair cases and Environmental Health Orders, producing detailed reports and agreed outcomes
  • Oversee major voids to minimise rental loss and ensure properties meet lettable standards
  • Support handover of new developments through defects periods, ensuring quality control
  • Ensure compliance with Health & Safety, asbestos regulations and statutory requirements
  • Maintain strong relationships with residents, contractors, consultants and internal stakeholders
  • Prepare technical reports and contribute to options appraisals where required

Key Skills:

  • Diploma in Surveying, Property or Maintenance (Level 3 minimum)
  • Membership of RICS, CIOB or equivalent professional body
  • Strong knowledge of social housing repairs and maintenance
  • Solid understanding of building construction, regulations and compliance
  • Experience managing contractor performance and budgets
  • Ability to manage disrepair cases and complex repairs
  • Confident producing technical reports and conducting inspections
  • Intermediate IT skills (Excel, Word, PowerPoint)
  • Excellent communication and stakeholder management skills
  • Ability to work independently and manage competing priorities
  • Desirable: Degree-qualified in a relevant discipline
  • Previous Housing Association or Local Authority experience
  • Full UK driving licence

Maintenance Surveyor – [East London] – Housing Association £30 PAYE / £40 Umbrella / Deemed LTD (Inside IR35) 37 hours per week Temporary / Contract

We are working with a large Housing Association to recruit a Maintenance Surveyor to support their regional Repairs & Maintenance service. This role is responsible for pre- and post-inspections across responsive repairs, voids and cyclical works, ensuring contractors deliver high-quality outcomes, achieve value for money, and maintain excellent customer satisfaction. You’ll manage contractor performance, oversee budgets, and act as a technical lead on complex repairs and handovers of new developments.
