Summary: The Legal Advisor role involves providing comprehensive legal support to both office and field-based teams within a dynamic environment. The position requires expertise in landlord and tenant legislation, dispute resolution, and managing possession actions. The advisor will liaise with various stakeholders and prepare legal documentation to facilitate effective resolutions. This role is critical in ensuring compliance and minimizing litigation risks for the organization.
Key Responsibilities:
- Manage in possession disputes and provide support to Divisional Business Units.
- Liaise with stakeholders including Divisional Directors, Regional Managers, and solicitors.
- Conduct detailed reviews of letting histories and prepare advice for Operations.
- Prepare case summaries and recommendations for pre-litigation disputes.
- Prepare letters before action and review Alternative Dispute Resolution processes.
- Interpret and advise on contractual terms of leases and prepare S146 notices.
- Manage litigation matters and instruct solicitors on possession actions.
- Advise on corporate tenant control changes and attend court as required.
- Prepare and manage debt recovery matters post possession.
- Instruct solicitors on complex estate management and lease buyback processes.
Key Skills:
- Confident in using and interpreting information from Companies House and Land Registry.
- Experience with commercial leases in a fast-paced environment.
- Ability to manage a large and diverse workload effectively.
- Experience in maintaining company databases accurately and timely.
- Strong communication skills for interacting with internal and external contacts.
- Desirable: Knowledge of Company Law and the 2016 Pubs Code.
- Experience dealing with local authorities and professional advisors.
- Familiarity with share schemes and HM Land Registry processes.
