Summary: The Externals Site Manager is responsible for overseeing all external works on high-rise construction projects, ensuring compliance with health and safety regulations while managing logistics and coordinating activities among contractors and stakeholders. The position offers an exciting opportunity to work with a hands-on developer as part of their development team. The successful candidate will also have support from an internals Site Manager.
Key Responsibilities:
- Inducting new contractors.
- Ensuring site compliance with CDM 2015.
- Managing logistics onsite.
- Participating in design team meetings and identifying design issues.
- Monitoring works against the agreed construction program.
- Coordinating trades onsite with clear instructions.
- Attending progress meetings and setting milestones for trades.
- Taking direct action to keep works on program.
- Undertaking QA audits using Viewpoint.
- Working closely with the operations team for smooth handover.
- Reporting to the Construction Director on progress with daily site photographs.
- Snagging trade contractor’s works and forming defect lists.
Key Skills:
- Site Management Safety Training Scheme (SMSTS) certificate.
- Construction Skills Certification Scheme (CSCS) card.
- Valid First Aid qualification.
- Full, clean UK driving licence.
- Proven experience as a Site Manager or Externals Site Manager.
- Track record of managing external works including landscaping, drainage, and surfacing.
- Experience supervising subcontractors and coordinating site activities.
- Familiarity with health and safety legislation.

Job Description
The Externals Site Manager is responsible for overseeing all external works on construction projects, specifically focusing on high rise project. We are currently recruiting for a Site Manager to take full ownership of the substructure, superstructure (LGSF), Facades (masonry), fenestration, roofing and all external works. This is an exciting opportunity to work for a hands-on developer as a key part of their development team.
The successful candidate liaises closely with contractors, suppliers, and stakeholders to coordinate activities and resolve any issues that arise during the construction process. They ensure compliance with all relevant health and safety regulations and environmental standards while maintaining accurate records and reports related to site progress and incidents. They will also have an internals Site Manager for additional support.
Job Duties
- Inducting new contractors.
- Ensuring that the site always remains compliant with CDM 2015.
- Managing logistics onsite.
- Participating in design team meetings – identifying design issues.
- Monitoring the works against the agreed construction program.
- Co-ordination of trades onsite, ensuring that clear instructions are given and documented.
- Attending progress meetings and setting clear milestones for your respective trades to meet.
- Taking direct action when needed to ensure that the works remain on program.
- Undertaking QA audits using Viewpoint.
- Working closely with the operations team to ensure a smooth handover into operational use.
- Reporting to the Construction Director on progress, documenting progress by way of daily site photographs.

Required Qualifications
- Site Management Safety Training Scheme (SMSTS) certificate.

Education
A minimum of GCSEs or equivalent qualifications is expected. Further training or education in construction management or civil engineering is advantageous but not essential.
Experience
Proven experience working as a Site Manager or Externals Site Manager within the construction industry, preferably with student accommodation projects. Demonstrable track record of managing external works including landscaping, drainage, and surfacing. Experience in supervising subcontractors and coordinating site activities effectively. Familiarity with health and safety legislation and best practise on construction sites.
Knowledge and Skills
Comprehensive understanding of external construction works and associated processes. Strong leadership and team management skills. Excellent organisational and time management abilities. Ability to interpret and work from technical drawings and specifications. Proficient in risk assessment and site safety management. Good communication skills, both written and verbal. Working Conditions
The role involves working predominantly outdoors on active construction sites in the West Midlands area. The Site Manager must be prepared to work full-time hours and may be required to attend site meetings or work extended hours as project demands dictate. The position requires adherence to all health and safety protocols and the wearing of appropriate personal protective equipment at all times.
