Summary: The Assistant Head of Property (Commercial) role in London is a 6-month contract focused on supporting the Head of Property in achieving financial and performance targets through strategic initiatives. The position involves optimizing lettings, investments, and property management while providing expert advice on leases and managing third-party relationships. The ideal candidate will be a Member or Fellow of the Royal Institution of Chartered Surveyors with at least 2 years of post-qualification experience (PQE). Strong communication, negotiation skills, and a collaborative approach are essential for success in this role.
Key Responsibilities:
- Collaborate with the Head of Property to formulate and implement strategies that optimize lettings, investments, purchases, partnerships, and property management.
- Support the Head of Property in managing the Commercial Property Management Service provider (CPMS) to maximize property and ancillary revenue income.
- Identify opportunities for improving financial performance and enhancing customer service.
- Provide expert advice on regulated leases, including depot and station leases, access, and collateral agreements.
- Assist in the negotiation and drafting of lease agreements to ensure compliance with organizational goals.
- Manage contractual relationships with third-party vendors and service providers.
- Monitor service delivery and ensure compliance with contractual obligations.
- Support the management of relationships with Car Park Services provider, Network Rail, and other landlords.
- Assist in implementing and maintaining the ISO 55001 Asset Management System.
- Contribute to the preparation and execution of annual accreditation processes.
- Develop and maintain performance metrics to assess the effectiveness of property strategies.
- Prepare regular reports for the Head of Property on progress towards financial and performance targets.
Key Skills:
- Member or Fellow of the Royal Institution of Chartered Surveyors with 2 years PQE.
- Experience delivering strategic initiatives in a similar environment.
